What a lead paint survey covers
A lead paint survey identifies surfaces containing lead-based paints, typically pre-1992 in UK domestic stock. Surveys use X-ray fluorescence (XRF) analysers for non-destructive assessment of multiple surfaces, with bulk-sample laboratory analysis where confirmation is needed. Findings inform safe-removal protocols where renovation, sanding, or scraping is planned.
- XRF survey of suspected lead-painted surfaces
- Bulk paint-chip sampling where XRF cannot confirm
- UKAS-accredited laboratory analysis
- Risk-rated map of lead-painted surfaces
- Removal-protocol recommendations (encapsulation, chemical strip, controlled removal)
- Photographic record
Typical findings
- Pre-1960 properties commonly retain original lead-painted joinery beneath later paint
- Window frames, sills, doors, skirtings, and stairs are highest-likelihood surfaces
- External rendering with lead-based primers in pre-1980 stock
- Internal woodwork with multiple paint layers concealing original lead paint
- Garden / outbuilding paint commonly higher in lead than internal
Typical cost: £280-£500 XRF survey of typical residential property, £80-£180 individual paint-chip sample analysis, £400-£900 with detailed removal protocol
When to book: Before renovating, sanding, scraping, or stripping painted surfaces in a pre-1992 property, especially where children under 6 will occupy the space; also as part of a pre-purchase due-diligence review of older stock.
Required qualifications for assessor: P407 BOHS qualification or equivalent, UKAS-accredited laboratory for sample analysis, member of an approved trade body for surveys
